Why should I hire an estate sale professional?

A trained estate sale professional serves as the project manager of the entire estate liquidation process. The professional will work to bring in collectors, dealers, auctioneers and buyers that are willing to pay the highest prices. The estate sale professional also works with local charities, disposal and recycling companies to clean out the contents that are not appropriate for sale. Identification and placing a value on items marked for sale involves continual research and education. It takes a full time professional who specializes in this field to ensure you are receiving the best prices for your belongings. Back to Questions

How much does it cost?

Mind Your Manors is a full service provider, the fees are based on the scope of the job and the number of sub-contractors called in to assist. For estate sales there may be no out of pocket cost, and the fees are based on a commission from the sale, which ranges from 30-45% of the total proceeds. Back to Questions

Mind Your Manors also offers a competitive flat hourly rate for all services as well as for estate sales – a time and materials engagement. This rate plan may be more appealing to certain households based on the value of the contents and/or the services required.

How long does it take to prepare a sale?

Usually it takes seven to ten days to prepare for a sale. Time is allotted to search the house for any unusual and valuable items and to connect with buyers who may be interested in purchasing the items at the sale. Careful preparations are also made to ensure the sale items are thoughtfully displayed and the home contents are laid out for easy viewing, safety and purchase. Additional lead time may be required based on the time of year and contents of the home. Back to Questions

What does an estate sale professional do to protect my property?

An agent will secure small valuables in locked cases and assign staff to monitor high value items. Entrances and exits are planned and monitored, and in the cases of high volume sales, client entry is limited to a fixed number in the house in order to control the flow and activities of the sale. In the case of a client exhibiting inappropriate behavior, they will be escorted out of the house and local law enforcement will be contacted. Back to Questions

How does the agent arrive at prices for my items?

A trained estate professional relies on many sources, including price guides, auction records, on line resources and trade catalogues. In the case of high value or unusual items, Mind Your Manors will contact a professional with the experience to assist in the pricing and/or sale of the items. Pricing considerations include current market demand and availability of the item, the condition and age of the item and location. Sometimes it is financially beneficial to select other venues for the sale of items that might do better in an alternate geography. We will work with you on a plan to sell your items for the highest price possible and we never buy our clients items - nor do we sell to family and friends. Back to Questions

What happens to the items that do not sell?

At the end of the sale, the remaining items are donated to charity or dealt with according to the terms specified by the client. If the items are donated to charity, an itemized receipt will be provided to the client for use with their tax deductions. Back to Questions

Do I need to participate in the sale?

The owner is always welcome to be present at any point during the clean out and/or sale. Please keep in mind that this can be an emotional time and it may be less painful to not witness the event. Many clients are intimidated by the owner’s presence, and it usually does not help boost the proceeds of the sale. Our staff is committed to maintaining a professional environment at all times during the engagement. We do not share information with clients, neighbors or staff - your privacy is first and foremost. Why should I hire a Senior Relocation Specialist?

Moving can be a difficult and emotional process for people of every age. Sorting through a lifetime of possessions can be daunting and stressful. A move manager is a neutral third party who can work with you through the process of sorting through the home’s contents and supervising and arranging all the details associated with moving. This can include supervising the moving process, providing floor plans (so you have an idea of where your possessions will be placed before you even move in) and helping you pack, label and unpack your belongings. A senior move manager works with you to understand your lifestyle and helps you place your possessions in a manner that will make the transition to a new home smooth and enjoyable.. What types of senior relocation services do you offer?

Moving is a personal process and we provide a custom plan for every customer, no detail is too small. Our basic services include floor plan design, sorting, packing, unpacking and setting up the new home. However, if you need assistance finding a home for a pet- we will help, if you need help selling or donating your possessions, Mind Your Manors LLC will help you find the best venue for your sale or donation. Do you only work with seniors?

Our relocation services are offered to people of any age who need assistance moving. Whether you are coming/going from far away and need a supervisor at the move site-or just need a neutral party to help you sort through the possessions in your home, we can help!
